MPG Enterprise Property Trust


The MPG Enterprise Property Trust ("the Trust") is an open-ended unlisted property trust investing predominantly in direct property assets that has the objective of providing investors with regular tax advantaged income and the prospect of capital growth.

Warnambool Strip

The Trust holds direct interests in five properties, an interest in a property trust managed by MPG as well as other incidental investments, which have a combined market value of $59.70 million as outlined below:

Key features

The Trust will suit investors seeking a regular income stream with taxation advantages and the prospect of long term capital growth. Key features include:

  • Minimum investment: Only $10,000 with upward multiples of $5,000.
  • Forecast returns: Initial yield 8.05% pa with a significant portion of this income being tax advantaged.
  • Distributions: Quarterly in arrears. Investors may reinvest distributions to compound returns.
  • The tenants: Key tenants include Coles Express, Bunnings, Brumby's Bakeries, Stanley Works, Duncan's Liquor, Tobin Brothers, Nick Scali Furniture, Austral Bronze Crane Copper, Fantastic Furniture, Repco, Sydney's Furniture and Bedding, Bayford Motors, Furniture Galore and Bev Marks Bedding amongst others.
  • Weighted ave lease term: Estimated to be in vicinity of 9.22 years.
  • Withdrawal facility: Defined exit strategy at the end of seven years, with a withdrawal facility commencing annually from 1 July 2009 at the discretion of the Responsible Entity and subject to liquidity.
  • Investment grade: A+ Independent Research Rating by Property Investment Research.
